Buying Your Land

Buying your freehold is a simple process…

Once you have chosen the plot of land that you wish to purchase and have paid the 10% deposit, a legal pack will be prepared for you. This takes a few days and once completed it will be sent by email to you. The legal pack will contain the following;

TP1 Form

Completed land registry TP1 form for you to sign. This form transfers the ownership of the freehold of your land from our company to you. 

FR1 Form

Completed land registry form TR1 for you to sign. This form registers the freehold of your land in your name. 

ID1 Form

Land registry form ID1. This is a simple form that you need to complete to prove your identity to Land Registry. You will also be required to have a short video call with our lawyer so that he can validate your identity for Land Registry. 

There are no legal fees or land registry fees for you to pay, these are all included in the purchase price. 

Once our lawyers have received your signed TP1 and TR1 forms, they will request the balance of the purchase price be sent to their client account and will undertake to hold it to your order until all the paperwork for registering the freehold in your name is completed. 

We will help you through every step of the process or if you prefer you can instruct a lawyer to advise you and carry out the transfer.

Bespoke design and choices

All of our land plots are sold as described, but you do have the choice to change and personalise your piece of land. You may choose different fruit trees in an orchard, choose a different layout, ask for specific shrubs or roses to be planted in a memorial garden or even have us install a pond. These choices will be made available at checkout but you can also see them in our shop. You do not need to use our services for this and you can of course choose your own plants and personal touches and plant them yourself – it is your piece of land.

Security

Unfortunately, in today’s world even land requires some security to stop fly tipping and theft. Realistically you can not fully secure a large area of land but what we can do is make it unattractive for potential un-desirables. To this end each of our sites will be fitted with cameras in various locations that will video anyone entering or leaving our site from all directions. Our sites will make it clear with signage that they are protected by cameras. We will also wherever possible secure the perimeter of our sites with the use of hawthorn hedging which animals love and would be burglars hate.

Community

Once you have purchased a plot of land on one of our sites you will immediately be offered the opportunity to talk with other land owners on your site through our chat rooms. These chat rooms allow you to exchange ideas with neighbouring land owners and also request help or offer ideas to us that will improve the land owning experience on the site.

Maintenance costs

Each plot of land will have a basic annual maintenance charge, which will be used to upkeep the common areas of the site including paths, car parking, security and twice yearly hedge trimming. This is a minimal charge and will be clearly shown in the details of the plot you are purchasing. You also have the choice of upgraded maintenance, which can be used to have your individual plot looked after by us. Details of extra services available are shown with each plot.

Should the majority of owners on a site wish to take over the maintenance of the common areas and control it themselves this is a decision we would encourage and we will do everything we can to assist in this transition.
